Most property insurance policies contain a provision allowing either the policyholder or the insurance company to demand an appraisal when they disagree on the amount of loss. This is the appraisal clause—a dispute resolution mechanism built into the insurance contract itself.
Property loss appraisal is distinct from real estate appraisal. It deals specifically with the cost of damage to insured property—what it takes to repair or replace what was lost in a covered event.
The process involves a three-member panel: one appraiser selected by the policyholder, one selected by the carrier, and an umpire agreed upon by both appraisers to serve as a neutral party. The appraisers inspect the loss, prepare or review estimates, exchange positions, and work toward agreement on the amount of loss. When the appraisers cannot reach agreement, the umpire reviews the evidence and helps determine the final amount. An award agreed to by any two of the three panel members is binding.
